These terms govern your use of graybarnsvt.com. By using the site you agree to them. If you do not agree, please do not use the site. Separate rental terms apply to a confirmed stay.
Permitted use
You may browse the site and submit genuine booking requests. You agree not to scrape, mirror, or bulk-download content, submit false or automated requests, interfere with site security, or use the site for any unlawful purpose.
Booking requests and price estimates
- Submitting a request is not a reservation and does not create a contract. A stay is confirmed only when we confirm it in writing and any required payment is received.
- The price shown by our calculator is a good-faith estimate based on nightly, weekend, weekly, and monthly rates, applicable discounts, cleaning and pet fees, and Vermont state and local meals-and-rooms tax. Final amounts are set in your written confirmation.
- Availability calendars are synced from Airbnb and VRBO and refresh periodically. Availability can change between refreshes; we cannot guarantee a date is open until confirmed.
- Minimum-stay, occupancy, and seasonal requirements shown on each property page apply.
Intellectual property
The site's text, photographs, layout, and branding are owned by Gray Barns Properties or licensed to us and are protected by copyright and trademark law. You may not reuse them without written permission. Guest reviews remain the property of their authors and the platforms that host them.
Third-party content and links
The site displays reviews via Trustindex, weather via Open-Meteo, and links to Airbnb, VRBO, maps, and social platforms. We do not control that content and are not responsible for it. Your use of those services is governed by their own terms and privacy policies.
Disclaimers and limitation of liability
The site is provided "as is" and "as available." We make reasonable efforts to keep information accurate but do not warrant that content, rates, or availability are error-free or uninterrupted. To the fullest extent permitted by law, Gray Barns Properties is not liable for indirect, incidental, or consequential damages arising from your use of the site. Our total liability relating to the site is limited to $100. Nothing in these terms excludes liability that cannot be excluded by law, including rights consumers have under mandatory local law.
Governing law and disputes
These terms are governed by the laws of the State of Vermont, USA, without regard to conflict-of-law rules. Disputes will be brought in the state or federal courts located in Windsor County, Vermont, unless mandatory law in your country of residence gives you the right to bring proceedings locally. We ask that you contact us first at kat@graybarnsvt.com so we can try to resolve things directly.
Changes
We may update these terms; the "last updated" date reflects the current version. Continued use after an update means you accept the revised terms.
