These terms apply to short-term stays at Gray Barns Properties homes. If you book through Airbnb or VRBO, that platform's booking, payment, and cancellation policies also apply and take precedence where they conflict. Property-specific details on each home's page form part of these terms.
Booking and confirmation
- A request submitted through this site is an inquiry. Your stay is reserved only once we confirm in writing and the required deposit is received.
- The guest making the booking must be at least 25 years old and is responsible for everyone in the party.
- Maximum occupancy, minimum nights, and any seasonal minimums are listed on each property page and are strictly enforced.
Rates, fees, and taxes
- Quoted totals include nightly or weekend rates, applicable weekly or monthly discounts, a cleaning fee, any pet fee, and Vermont state and local meals-and-rooms tax.
- Estimates shown by the online calculator are not final until confirmed in writing.
- Rates are quoted in US dollars. You are responsible for any bank or currency conversion charges.
Payment, cancellation, and changes
- Payment schedule and accepted methods are stated in your written confirmation. Direct bookings typically require a deposit to hold dates and the balance before arrival.
- Cancellation terms are stated in your confirmation. Refunds depend on how far in advance you cancel and whether the dates are re-booked.
- Date changes are accommodated when possible, subject to availability and any rate difference.
- We recommend travel insurance for trips affected by weather, illness, or travel disruption.
House rules
- No smoking or vaping anywhere on the property, indoors or out.
- No parties, events, or commercial photography without prior written approval.
- Quiet hours from 10pm to 7am; please be considerate of neighbors.
- Pets only where a property states pets are welcome, with prior approval and the applicable pet fee. Pets must never be left unattended.
- Only the guests listed on the confirmed booking may stay overnight.
- Please follow posted instructions for fireplaces, wood stoves, grills, hot tubs, and saunas. Never leave a fire unattended.
- Park only in designated areas. Winter access may require appropriate tires or a vehicle suited to Vermont conditions.
- Leave the home tidy: dishes done, trash and recycling handled per posted local rules.
Check-in, check-out, and access
Check-in and check-out times are given in your confirmation. Early arrival or late departure is possible only by prior arrangement. Please do not enter the home before your check-in time, as cleaning and turnover may be in progress.
Damage, loss, and liability
- Please report any damage or malfunction promptly so we can address it. You are responsible for damage beyond normal wear caused by your party.
- Gray Barns Properties is not responsible for personal items lost, damaged, or left behind.
- Use of outdoor features — sauna, outdoor shower, trails, bikes, snowshoes, waterfront or resort amenities — is at your own risk. Supervise children at all times.
- We are not liable for temporary interruption of utilities, internet, or amenities outside our control, or for weather, road conditions, or resort or ski-area closures.
Accessibility and special requests
Our homes are historic and rural, and features vary — some have stairs, uneven ground, or limited step-free access. Tell us your needs before booking at kat@graybarnsvt.com and we will describe the home honestly so you can decide whether it suits you.
Local compliance
Our homes are operated as permitted short-term rentals and we register and remit Vermont meals-and-rooms and any applicable local taxes. Guests are asked to comply with town ordinances, including noise, parking, trash, and fire regulations, and with resort or homeowners' association rules where applicable.
